What are measurement services?

Home measurement services are just what they sound like: Based on your needs, an appraiser will measure the house's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement service, an appraiser takes measurements of your home or property with a measuring tool — either a tape or laser measuring device. As they move around the house, they observe the layout of the rooms and other features, like stairs, hallways, and pantries. They might sketch out the property. Then, the appraiser writes up a report and detailed floorplan showing the total living area and the overall layout of the home. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a home measurement or floorplan service necessary?

Challenging real estate taxes

Property tax records often reflect the wrong square footage because the values can come from many sources, and occasionally go unverified — which means you may be taxed for more space than you have! Unless an appraiser has executed a recent evaluation or measurement service on your property (after any updating that might have affected square footage), you'll need one to perform a measurement service before disputing your taxes. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your property is worth.

Marketing a home or property

A floorplan service can secure fair market value for your home. Square footage is one of the biggest elements potential buyers examine when purchasing a house — but since square footage values are often estimated rather than properly measured, your property listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price for your property, but possibly even the amount of interested buyers. The only reliable method of using an accurate GLA when listing your home or property is to refer to a previous appraisal or measurement service carried out by a certified appraiser (after any remodeling that may have affected square footage).

Material for real estate professionals

To make sure that your client's home sells at a price that appropriately reflects market value, we suggest requesting a measurement of the property. Your clients, and potential buyers, will be grateful for your thoroughness, and you can be certain that the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tool for getting potential buyers interested because they can see the layout and details of the home before and after a walkthrough.
